Where the water comes from
Much of the land between Larkspur, Castle Rock and the foothills drains through East Plum Creek and West Plum Creek, which join near Sedalia before Plum Creek flows north to the South Platte River. That means a storm well to the south can raise the creek at Sedalia hours later, even if it barely rains locally.
This area has a notable flood history. The June 1965 flood, among the most severe in Colorado's recorded history, involved extreme rain over the Plum Creek basin and caused heavy damage downstream along Plum Creek and the South Platte. That event is a big part of why floodplain mapping and planning along these creeks are taken seriously.
Sedalia's buildings are a mix of older rural homes, ranch properties and small commercial uses along the highway corridor. Many rely on wells and septic systems. Older homes may have crawlspaces, cellars or additions that do not share the same foundation, so water can enter in unexpected places.

Common questions
- Why might Plum Creek rise at Sedalia when it is barely raining there?
- Plum Creek collects runoff from a large area to the south, including land around Castle Rock and Larkspur. Heavy rain over that area takes time to travel downstream, so water levels can climb at Sedalia after the local sky has cleared.
- Can an older outbuilding or addition be cleaned the same way as the main house?
- Often, but construction may differ. Older additions may sit on separate foundations or have no vapor barrier, and outbuildings may have dirt floors. Ask the contractor to assess each structure separately.
